As of June 2011, pricing seems to have bottomed out, and since then, there has been a slight uphill trend in Central Florida Real Estate pricing. What Makes Central Florida Special?


Central Florida is usually considered to be the City of Orlando and surrounding areas.  It has the third largest population in Florida. South Florida and the Tampa Bay areas are #1 and #2.  Central Florida also includes Orange, Seminole, Lake, Osceola, Volusia and Brevard counties along with the surrounding suburbs.  Tampa Bay is considered part of the “Sun Coast” even though it is centrally located. However, with Tampa Bay being a short 85 miles from the Orlando area, it is considered to be part of what is known as the I-4 corridor. The same can be said about Daytona Beach and the Space Coast (which includes Cape Canaveral).  

Central Florida is mostly flat and has over 1,500 lakes and ponds. There are cypress forests, wetlands, pastures and coastline. There are several river communities in Central Florida including the St. Johns, the Banana River, and the Halifax River to name a few. There are several large lakes located in and around Central Florida including Lake Apopka, Lake Monroe and Lake Jessup, and running through Orlando is the Butler Chain of Lakes.


Making Central Florida even more desirable are the 100 miles of coastline along the Atlantic ocean. Sprinkled along the coastline are several very popular beaches including Daytona Beach, Cocoa Beach, (home of Ron Jon’s Surf Shop), and New Smyrna Beach. In 2009, the population of the Central Florida area was 3.3 million people. Central Florida has enjoyed enormous growth over the past 30 years.
